Unit by Unit Inspections
We provide unit by unit inspections during the acquisition Due Diligent period, before you start Disposition process (to assure your broker is reporting accurate information, prevent prospective buyers from retracting their offer due to erroneous data, or request a credit at closing), or just as a preventive measure to assure your property is compliant with municipalities requirements, as well as yours.
Our unit by unit reports are 100% accurate. How can we achieve that? (you’ll ask). Well is that’s a very good question, and the answer is simple. Our reports will include a picture of every item we inspect, along with condition of the items inspected.

Budget Preparation
We provide Building Exterior and Amenities inspection during the acquisition Due Diligent period, before you start Disposition process (to assure your broker is reporting accurate information, prevent prospective buyers from retracting their offer due to erroneous data, or request a credit at closing), or just as a preventive measure to assure your property is compliant with municipalities requirements, as well as yours.
Our reports will include a picture of every item we inspect, along with condition, measurements/quantities and estimated cost to replace/ repair the items inspected.
We provide Capital Expenditures Budget Preparation during the acquisition Due Diligent period, or while you are building budgets for future improvements to your property. We will contact our local trusted and fully vetted contractors, to request quotes with real numbers on what will be your complete investment cost to have those capital items completed. (Expected time of the year for completion of project will be require, to provide accurate cost)
Project Management
We provide third-party project management services. Project management consist of five steps.
Initiate - We gather all the required information from owners/Investors, such as Budgets, desired start date, desired completion date, desired scope of work, wish list, expectation, etc.
Analyze - Once we have gathered all the information about the project, then we will review to better understand the costumers needs and assure the work can be completed to their expectations with the budget provided.
Planning - Planning is one of the most important steps, if you fail to plan your project properly, it could cost you a lot of time and money. We pride ourselves on Planning for the worst while Expecting the best. As we all know, there is no such thing as a perfect world, and in construction is not about if it happens, is when will it happen. That’s the reason why you need to be able to react and improvise on a split second so there are no delays. We put a schedule in place, taking in consideration all variables based on the scope of work, permitting, trades involved, inspections, delivery of supplies, weather, etc. Also, based on the scope of work along with our 20+ years of experience in the industry, we are able to populate a list of issues that could encounter during the project, and a plan of action is put in place to overcome those issues if they were to arise.
Execute - Now is time to get busy and get the plan into action. It’s very important to start the project on the right direction, as this will dictate how the project will run the remainder of the time. In order to do so, the plan needs to be followed as put in place. This will help you make your project a success.
Control - Controlling your project is the hardest step and it consist of various stages.
1. Follow Up - obtaining constant updates and reports from your contractor and/or suppliers, to assure your project is on track and deadlines are met to your satisfaction.
Site visits - Schedule random site visits to assure everything is running smooth and inspect progress.
Solving Issues - Making sure you are able to identify the issue, find the reason why the issue arise and come up with a solution on a timely manner to get the project back in track.
Communication - Stay in constant communication with site and management team, to assure a smooth process and everyone is aware of what’s going on with the project.
Inspections - Conduct regular inspections for quality control and populate and punch list for items in need of attention.
Final inspections - Inspect all the work completed along with punch list to assure you are paying for an acceptable product.
Maintenance Risk Assessment
Our risk assessment services consist of a few steps.
1. Assessment of entire maintenance team and create a comprehensive report of evaluation for each employee.
2. Maintenance shop inspection, to assess proper use of the space, compliant with company policies and OSHA safety program is in place.
3. Audit of work orders for the past year, to identify the recurring issues and/or items of need of attention due to ageing or faulty components.
4. Audit of expenses and orders placed for the past year, to identify where the biggest expenses are and how they can be reduced.
5. Inspect random completed work orders, to assess the quality of the workmanship and determine if there is a better cost-efficient way for the work to be completed.
6. Create a comprehensive report, listing all findings along with a plan of action. The plan of action will consist of the following:
How to streamline the process of scheduling, reduce turn time, and minimize expenses.
How to place orders while not exceeding amounts budgeted.
How to minimize third party vendor expenses, providing a list of items that can be completed inhouse and are currently being contracted out.
How to assign work tasks based on strength and weaknesses of each employee, to be able to maximize productivity.
Will provide a list of items and estimated cost (if any), for items in need of attention due to ageing and are not able to be repaired or maintained.
Will provide a safety plan, tailored to your property needs and compliant with OSHA regulations.
7. The last step will be training. After assessment is complete, we then are able to determine the areas in need of attention and come up with a comprehensive training plan tailored to each individual property.
